Lot Sizes:
Sierra Springs Ranch is being developed into a gated community consisting of 51 custom home lots ranging in size from .85 acres to 1.5 acres.

Common Areas:
Approximately 20 acres will be set aside for common areas, roads, walking paths and utility easements.

The entrance will open to views of a new two+ acre lake and separate smaller lake connected by a stream, in addition to the two existing fishing lakes, and will be surrounded by several acres of lushly landscaped common areas and an event lawn.

Clubhouse:

These amenities will be adjacent to a new 3,000 square foot clubhouse consisting of a comfortable great room with a large stone fireplace, exposed beams, and French doors leading to a covered patio overlooking the lake. The clubhouse will also include a fully equipped work out room, large recreation space, men and women's restrooms, and a kitchen to support special events hosted by Sierra Springs Ranch homeowners. Additionally, there will be an office for the Home Owners Association Manager.

Expectations of Clubhouse

The new clubhouse has been designed by Jim Blochberger, an experienced and well-known architect, who has created plans for clubhouses and custom homes in some of the finest communities in the Southwest.

Services/Amenities:
The property will have a Manager who will be available to provide services for the homeowners such as checking owner's homes when they are not in residence, plus arrival and departure services. The Manager will also be available to provide additional concierge services including scheduling activities, purchasing groceries prior to arrival, and facilitate catered parties in the clubhouse or within the owner's home. Additional services that will be available will include housekeeping, home and grounds maintenance, winterizing, snow removal from driveways, firewood delivery, etc.

A carefully controlled rental program will also be available for those homeowners who wish to participate. Managed by the Home Owner's Association Manager, it will be designed for the long-term benefit and protection of Home Owners, and the community.

The entire property will have CC&Rs that will include Design Guidelines to insure that all homes constructed at Sierra Springs Ranch will create diversity of architecture while controlling size and disturbance of lots through pre-determined building envelopes.

Infrastructure:
All utilities will be underground and will be stubbed out to each individual lot, at the lot line. Utilities provided will be water, sewer, electricity, and telephone. The following providers will supply the utilities: Sewer - Pinetop/Lakeside Sewer District, Electricity - Navapache Electric, Telephone - Citizens Communications, and Water - Sierra Springs Ranch Home Owners (well share agreement). Propane will be the Home Owners choice. Roads will be paved with colored aggregate to blend into the landscape and not to appear as black ribbons through a pristine environment.

Extreme attention to detail has taken place in the land plan for landscaping and placement of facilities, to create a cohesive and well-planned community. The same attention to detail will be taken during the execution of the infrastructure.
